I'm Rob Poulton. I'm an eXp Realty agent with a background in finance, and my practice is built around Round Rock, Williamson County, and the North Austin I-35 corridor. I am not going to tell you I live in Forest Creek. What I will tell you is that I have worked this neighborhood specifically, and I know it the way a serious agent should know it — not from the surface, but from the data up.

I know which builders have the strongest resale track records and which ones require more careful inspection. I know what a golf course view adds in dollars on a CMA. I know which sections have the most active HOA governance and which ones are effectively self-managed. I know what the Brushy Creek Trail access does to walkability scores and what walkability scores do to offers.

My finance background means I do not lead with sentiment. I lead with data. I look at absorption rates, price-per-square-foot by section, days-on-market trends by builder cohort, and the relationship between Round Rock ISD school ratings and comparable neighborhood premiums. I build models before I build strategy.
